All Phins Houses are located within a half mile of Le Moyne’s campus, in safe, walkable, residential areas.

Phins Houses are home to Le Moyne undergraduate and graduate students. We reserve three to five houses for graduate students each year.

Most Phins Houses are 3–6 bedroom homes with private bedrooms, shared living spaces, full kitchens, and in-unit laundry.

Monthly rent starts at $895. A $700 refundable security deposit is required. Parking permits cost $250 for the year.

Rent includes utilities (gas, electric, water, trash), maintenance, lawn care, snow plowing, and laundry. Residents pay for WiFi and Internet.

Phins Houses offer 11- or 12-month agreements, designed to align with your academic calendar. Homes remain open during academic breaks.

Homes include major appliances but are not furnished.

Maintenance requests can be submitted online, and a responsive property management team is available.

Le Moyne View Apartments FAQ

The apartment complex is located across the street from the campus on Springfield Rd.

These units are set aside for graduate students.  If there are not enough graduate students to fill both buildings, we will dedicate one building to graduate students and use the other building for staff and/or upperclass undergraduates.

The Le Moyne Graduate View apartments have 8 two bedroom apartments and four studio style apartments.  Each graduate student gets their own bedroom.

The Le Moyne Graduate apartments are 11 month agreements, with the option for a free 12th month if students renew for a 2nd year.  Prices range between $1,100 and $1,300 a month for the 2025-2026 academic year..

All apartments are furnished, with off-street parking, Wi-Fi and utilities.  Buildings require 2 access points, one swipe the other key to access your apartment.  Security and maintenance provided by the college.

Eleven months, with the option to stay for twelve if signing up for a second term.  Some flexibility is allowed based on your academic program’s schedule and requirements.  Contact campuslife@lemoyne.edu for more information.
